Vista Waikoloa is a condominium complex considered to be a mid-rise development with ocean view units from the top commanding sweeping blue and aqua views. Other available properties in the area offer garden views, golf course views and smaller ocean views as well. Most recently there have been listings at Vista Waikoloa demanding price points in the $1 million range. The resort market on the Big Island of Hawaii continues to bring in amped up demand for these types of properties as they are rentable and able to generate investment income. Many of these units are not owner occupied as instead they are considered second homes. An STVR license for vacation rentals is mandatory in order to rent these out short term (less than 30 days in Hawaii). For long term rentals you do not need this license so. long as the rental period is for more than thirty days.
