Waikoloa Village

Once upon a time... considered to be a small community made perfect to provide housing for the hotel employees and service staff has now become a million dollar residential community enclave with stunning new homes and golf course frontage condos and villas. Waikoloa Village is growing at a rate in which thankfully new infrastructure is also at the forefront of being brought in to match and rival the many wants and needs of an area so incredibly situated for the price. The entire community spans across several thousand acres of pristine dry desert like land with an average elevation of 1,500 above sea level. Currently, there are over 3,200 homes in the Village but continuously adding and counting as the construction continues to boom. Several years ago there were many vacant land listings and now it is very hard to find a lot to build on. Vacant parcels for single family homes are priced in the $300,000 and above range. Homes and Estates are commanding prices of well over the $1 million mark with very few left for sale for under $1 million. The largest sale to date at the top of the village recorded at over $2 million. The lowest entry point would be in Paniolo Estates for homes as that was one of the first communities to go up. These homes do not belong to the Waikoloa Village HOA association.

The majority of real estate in Waikoloa Village are either condos of single family homes. Ohana dwellings do exist throughout as well but it has become much harder to receive approval moving forward. Vacation rentals must have an STVR license in place in Waikoloa Village in order to stay compliant. Waikoloa Village has a new plaza called Waikoloa Plaza. Many really nice stores and several top brands are represent her including Goodwill. Pueo's the amazing restaurant has a new location as well with a much larger space than previously across the street at the KTA shopping center. Two gas stations exist in Waikoloa Village as well, one in each plaza. There is one single family home gated community in Waikoloa Village and it is located at the very top of the community. The name of it is Makai Vistas at Waikoloa. Down below the elementary and middle schools is a very desirable neighborhood called Sunset Ridge. Newer built homes with 3 car garages are found here as are rim estate million dream homes with panoramic ocean and Maui views. There is also 1 home in the village with a private tennis court in it's backyard. Down at the newly built community swimming pool there are also two courts available for owners and guests usage. 

The golf course in Waikoloa Village is super quaint and beautiful. The restaurant connected to it serves outstanding food and drink beverages midday in the late evening. Several high quality condo communities line the perimeter of the village including two of them being gated down by the golf course and tennis courts. The newly paved Paniolo Drive is the main road running through the village but yet still remains fairly calm and not congested. The striking appeal to living in Waikoloa Village is that it is the best location on the island when it comes to commuting. 15 minutes to the resorts, 15 minutes to the beaches, 30 minutes to Waimea, 1 hour to Kona, and 1 hour to Hilo. It simply does not get any more convenient than this since the Big Island is exactly what we call it - the Big Island. Pointe at Waikoloa are the newest townhomes and condos in Waikoloa Village that are gated. These are simply breathtaking for their high quality in construction and views. They also come with enclosed garages rather than street parking like at some of the other condo buildings. Waikoloa Village has several parks for residents and visitors to enjoy. Pets are certainly welcome here as this is one of the best mixed use communities in all of Hawaii.
