The Kumulani is one of the most underrated luxury resort condo developments on the Big Island of Hawaii. Because it is a bit older now compared to some of the newer properties in Mauna Lani Resort or Waikoloa Beach resort does not mean it is not ultra luxury. As a matter of fact it is just that and more. Mauna Kea Beach Hotel and Resort is an icon. No other way to put it, period. Any listing and any development within the resort is at the absolute most ultra highest level of luxury. Sitting atop the mountainside of the resort Kumulani is a gated community within a gated resort entrance. As you are coming from Kailua Kona headed north along Queen K highway your exit will be to the right into the Hapuna Westin Hotel. The driveway will be lined with royal palms and as soon as you reach the top there will be a 24/7 live guard to greet you. Once past the guard gate Kumulani will be the next left up the next hill. The actual gated entrance into Kumulani awaits. At the Kumulani there are only 40 privately owned units in which owners have access to a pool and spa pavilion and other fantastic amenities to define the Hawaii luxury real estate life.
2 bedroom 2 bath units are available with ground floor units still offering incredible ocean views. The elevation at this resort climbs quickly as compared to other high end resorts like Hualalia and Kukio. The draw for this reason are the spectacular ocean and coastline blue hue views. The floor plans at Kumulani are very spacious with some offering dens and stunning kitchens. Kumulani overlooks the Hapuna Golf Course. The swimming pool is a well designed lap pool and most times there is nobody there. This small well thought out community is about as private as it gets. Away from the crowds is the best way of putting it.The fitness center is full of top of the line equipment meeting the demanding needs of those who are looking for a full body workout. At Kumulani all of the units are two bedrooms, there are no 1 or 3 bedroom floor plans. Also, there is no gas for cooking like that at Waiulaula. All stoves here are electric.
Three types of square footage layouts available at Kumulani, the smallest starting at 1,215 sq. ft., the second at 1,375 sq. ft., and the third being the largest at 1,541 sq.ft. respectively. Recent sales have been recording in the $1,200,000 to $1,400,000 range. Kumulani also consists of the Uplands as some refer to it. The large wrap around lanais provide natural sunset views and 180 degree sunsets year round. With the huge large sliding glass doors these units bring the outdoor living in and vice versa indoor-out. The tennis facilities down at Mauna Kea Beach Hotel are always ranked in the top 10 in the world. A few of the courts are directly oceanfront. This is unheard of anywhere else in the world. All of this provides those visiting and living here with striking coastal ocean views especially during Whale season from October through March. Those who know Kumulani know that the A building is considered the sweet spot. The units were sold out before this building could even become the host for the models. Some units have an office that could be used as a third bedroom.
