I have recently been assisting a wonderful set of clients to help them find the most spectacular property at Waiulaula at Mauna Kea. The challenge in locating them when they are looking for is that there is simply just not enough inventory right now in the Big Island MLS. Like always, it seems that there is more demand for the ground floor units compared to the second story when comparing the 4-plex listings. The villas and estates also offer spectacular views of the Kohala Coast. Mountain views of the Kohala mountain range are just as enticing.

At this time there are 4 condo listings available in the four plex buildings ranging in price from $1,299,000 to the newest listing that just came up this morning J101 listed for $1,695,000.
There are 2 active villa listings on the market at this time #345 for $1,995,000 and #314 for $2,125,000. The third and last listing is #334 for a list price of $1,895,000.
The market is keeping very busy here and it seems like properties are starting to go under contract fairly quickly. There has certainly been a pent up demand and market shift here in the last month or so.

Analyzing 10 MLS sales in Waiulaula in 2020 it looks like the closed prices ranged from $999,000 all the way up to $2,249,000.
